St. James is a very nice area of Winnipeg. It is close to Assiniboine Park, with many beautiful river properties. The homes off the river are affordable. Many children can be found playing in the numerous small parks the dot the area. Portage Avenue, one of the biggest streets in Winnipeg, offers a quick way to get downtown. It is lined with a great selection of stores, including Polo Park shopping centre, one of the largest malls in Winnipeg.

Homes are a little newer in this area (20+ years old), and are a little less expensive. It is in the north-western part of St. James. |

Many story and a half homes and some character homes can be found here. The streets are tree-lined with many small parks. This area is known for good value: $70,000-$90,000 will buy a 1,200 - 1,400 sq. ft four bedroom home. |
